Welcome to our monthly San Francisco Real Estate market report. Here we review the recent sales stats and current trends! In February, San Francisco’s median sold price for single-family homes was $2,075,000. This is up 17.4% from February last year and was just shy of the all-time high of $2,100,000 eight months prior.
Month-over-month, the number of homes sold increased last month to 120. The number of new listings increased to 145, up from 127 in January. Overall, new listings were down 36.1% year-over-year. The SFH inventory on the market has increased slightly to 1.2 months. The median sold price per square foot has risen 8% year-over-year, to $1,156.
In the condo/TIC/loft market, the monthly median sales price decreased to $1,298,000. This is still up 7.7% year-over-year. Condo/TIC/lofts sales were down 9.4% compared to last February. The number of new listings was also down 27.9% year-over-year. Condo/TIC/loft inventory is now at 2.6 months.
